Here’s what we provide our clients:
25% all inclusive commission rate. The commission rate is strictly off your nightly rate and not from any other fees, etc. The rate includes the following…
- All credit card processing fees paid (This is generally 2.5-4.5% of your rental). Many management companies pass this on to you.
- Advertising – We pay for all advertising for your home. (We typically spend several thousands of dollars on advertising before your first guest steps in your home)
- All OTA’s fees paid (we pay any fees billed to us by AirBnb, VRBO, etc) . Most OTA’s (Online Travel Agencies) charge both the guest and the booking agent.
- No markup for in house maintenance. We charge a $60 per hour labor rate for almost everything we do which is much more competitive than hiring an outside vendor to do the work.
- Discounts on items that need regular repair / replacement. (i.e light bulbs, linens, fans, etc…) We buy in bulk and look for sales and pass on the saving to you)
- Required damage waivers / security deposits paid by guest which cover most damage to property and furnishings at no cost to you. We assess and repair / replace any damaged or broken items during each turnover.
- Owner’s portal and app for iPhone and Android – Owner’s portal provides detailed information about your rental including booking information, calendar, maintenance history and work orders, detailed reporting including P&L, balance sheet, month end statements, and year end 1099 accounting for tax planning. You also have the ability to mark off time for you or your family to use your home.
- Collection and remittance of TOT (Transient Occupancy Tax) for any short term lodging.
- Application and maintenance of TOT license
- Professional photo shoot including night shots
- 3D Matterport virtual tour of your home
- Drone video and pictures when applicable
- Advertising on all major OTA’s (VRBO, AirBnb, etc) – All paid by us
- Google and Facebook marketing during certain times property has lower occupancy than normal. (All costs covered by us)
- Basic maintenance included – If it takes us less than a 15 minutes to fix something in your unit, you do not get charged for the labor
- Free technical support for you and your guests – (Some companies charge you for this)
- Kaba lock – We cover monthly fees to operate your WiFi Kaba electronic lock that tracks everyone who comes and goes at your property
- Deep clean of your home – We perform deep cleans of your home 2-3 times a year to make sure it is kept in pristine condition.
- Inventory – We take a detailed and complete inventory of everything in your home. This includes everything from how many glasses you have to the make and model of your refrigerator and its water filter. This way we know when something walks away and can order any new parts that may need replacement without visiting the property.
- Inspection of your property between each turn – We have eyes on your home all the time. Our inspectors, cleaners, and maintenance people can document any issues with your home through various apps that are linked directly to our software. They can create work orders for just about anything and assign vendors to get things done lightning fast.
- Extreme vetting of guests – We have a six point of contact system we have developed that our customer service reps use during each reservation. Part of the process is that we physically have to talk to each guest via a phone call before we will give them access to your home. This is to make sure they fully know our expectations from them and they know the rules of your home and of the neighborhood. Our vetting process is also to build a relationship with a guest for repeat stays (We have over a 40% return rate with our guests). Our staff is trained to look for red flags and will not book a guest if they don’t meet certain criteria (age, reason for their stay, etc) . Communication continues with the guest after their stay with thank you and review follow ups, newsletters, and reminders to book their next vacation with us. We don’t know of any other company that vets a guest the way we do. Consequently, we rarely have any problems with guests in regards to noise / nuisance / or deliberate damage at your home.
- Fraud Prevention – We implement a third party software which integrates that prescreens all of our guests. This virtually eliminates all fraudulent activity saving both you and us time and money.
- Extra ways to earn revenue – We offer a way to earn extra money for value added services such as taking pets, and portable AC units in your property. These two services can add thousands of dollars of extra revenue to your bottom line.
- Guest contract – Our eight page guest contract is required for each rental and is incredibly detailed. It covers everything a renter may encounter and fully explains our refund policy which basically states we don’t give refunds unless it was an issue we couldn’t fix in a timely manner. We don’t give access to a guest until the guest has docusigned this document AND we have physically talked with them.
- Longer term reservations – Being that we are Real Estate Brokers, we have the ability to legally do rentals that are longer than 30 days in duration. We can cater to short term, mid-term(more than 1 month and less than a year), and long term rentals. We have different marketing strategies for each as well and have gotten very good at booking homes at whichever level we target. That being said, we have different contracts we use for longer stays that are taken from the DRE (Department of Real Estate) and are legally binding.
- Dynamic pricing of your unit – We have a dedicated employee that does nothing but look at rates and occupancy of each unit every day. They have tools that suggest rates based on hundreds of data points including how other VR’s are renting, hotel occupancy, time of year, events and conventions in the area, etc. This helps us achieve the highest rates for you possible. The proof is in the pudding as we consistently outperform our competition in regards to days and total revenue booked. (Metrics based on data from VRBO, AirBnb, and airDNA). We believe our software and manpower equate to an incredible 1,2 punch to maximize your revenue!
- Guest View Guide – We install digital touchscreens in your home that provides two way communication with your guests. These guides also provide information on local activities, restaurants, and things to do in the area. They integrate with our software and provide another level of service to our guests.
- No hidden fees whatsoever – We own vacation rentals ourselves and want to treat all of our owners the way we would want to be treated.
- Complete Transparency – We treat all of owners as we we would want to be treated. Everything we do is detailed and documented with no surprises.
